Damp on the chimney breast

Staining on an internal chimney breast almost always traces back to one of three things at roof level: failed flaunching letting water down the flue, cracked or lifted lead flashing at the junction with the roof, or open joints in the stack itself.

It is worth diagnosing which before spending money – replastering an internal wall while the water is still coming in is money thrown away.

Removing a chimney

Chimney breasts carry load, and removing one at ground or first floor without supporting what remains above is genuinely dangerous. Where a stack or breast is removed we install gallows brackets or beams as the design requires, and we get it signed off. It is a building regulations matter and it will come up on a survey when you sell.

How much does a chimney rebuild cost?

Rebuilding a stack above the roof line typically costs between £1,800 and £4,500 including scaffolding, depending on the size of the stack, access and whether the lead flashings are being renewed at the same time. Repointing and new flaunching alone is usually £700 to £1,500 with scaffold.

My chimney is not used any more – should I remove it or cap it?

Capping is far cheaper and it keeps the character of the roofline, which matters for resale on a period property. If you cap, it must be a ventilated cap and the flue needs a vent at the bottom, otherwise moisture is trapped in the flue and comes through into the room as staining.

Do you replace lead flashing?

Yes – code-appropriate lead, properly dressed, wedged and pointed into a raked chase. Most chimney leaks we are called to are flashing failures, often cement fillets used in place of lead by a previous repair.
